پروژه‌ی «صاروج‌پارس» استان کرمان توسط شرکت‌های عمانی با سرمایه‌ای بالغ بر 120 میلیون دلار بدون در نظر گرفتن ارزش زمین، در کنار بازار قدیم کرمان در حال ساخت می باشد.

به گزارش شبکه اطلاع رسانی راه دانا؛ به نقل از “آرمان کرمان”  ؛ سیمون کرم مدیر شرکت ساختمانی صاروج، در گفت‌و‌گو با نشریه‌ی «تایمز عمان» گفت: مرکز خریدی نمادین در قلب شهری کهن در جنوب‌شرق ایران با سرمایه‌گذاری چندین میلیون دلاری از سوی عمان در حال شکل‌گیری است؛ پروژه‌ی مرکز خرید چندمنظوره‌ی «صاروج‌پارس»، در کنار بازار قدیم کرمان و با سرمایه‌ای ۱۲۰ میلیون دلاری و صرف‌نظر از ارزش زمین، در حال ساخت است.

سیمون کرم با اشاره به این‌که این پروژه در زمینی به وسعت تقریبی ۶۰ هزار مترمربع ساخته خواهد شد، افزود: این شرکت، با شرکت «دبلیو.جی تاول عمان» شریک بوده و در حال حاضر، ما و شرکت «تاوول» هرکدام به میزان ۵۰ درصد در پروژه سهیم هستیم.
وی ادامه داد: سرمایه‌گذاران عمانی، تمایل زیادی برای مشارکت با ما دارند و ما نیز آمادگی داریم تا با محدود ساختن خودمان، فضای لازم را برای ایشان فراهم کنیم.
سیمون کرم با تاکید بر این‌که این پروژه توسط شهرداری کرمان و دفتر شهردار پیش‌نهاد شده است، خاطرنشان کرد: به واقع این پروژه، نوعی مشارکت بین شهرداری کرمان و گروه ماست.
وی بیان کرد: مراسم کلنگ‌زنی این پروژه در کرمان و با حضور چندی از مقامات از جمله «سعودبن‌احمد بروانی» سفیر سلطنت عمان در ایران برگزار شد.
سیمون کرم افزود: همانند سایر شهرهای کهن در آسیا، قلب شهر کرمان در حال متراکم شدن و فشردگی بوده و پارکینگ، مسیر ارتباطی و زیرساخت‌های مناسب وجود ندارد؛ از این‌رو شهرداری تصمیم گرفت تا برای هموار ساختن مسیر ساخت پروژه، حدود ۳۰۰ پلاک واقع در زمین آن‌را تملک کند.
وی ادامه داد: پروژه به احیای بافت کهن شهر کمک کرده و فضای پارکینگ کافی و هم‌چنین دست‌رسی آسان به بازار قدیم شهر را در اختیار بازدیدکنندگان داخلی و خارجی قرار خواهد داد.
سیمون کرم بیان کرد: این مجموعه، توسط یک شرکت ایرانی به نام «آتک» و منطبق با معماری سنتی و ویژگی‌های تاریخی شهر طراحی شده است؛ ضمن این‌که این پروژه، از طریق یک معبر به بازار قدیم متصل خواهد شد.
وی خاطرنشان کرد: فاز یک این پروژه، شامل ۲۰۰۰ پارکینگ، یک مرکز خرید مدرن شامل چندین فروشگاه جهت فروش و اجاره، بخش تفریحی، فودکورت، شهربازی و زمین بازی کودکان خواهد بود و سرمایه‌ی برآورد شده برای فاز یک این پروژه، بدون در نظر گرفتن قیمت زمین، ۱۲۰ میلیون دلار است که به نرخ تورم بستگی دارد که البته در ایران بالاست.
سیمون کرم با اشاره به این‌که در فاز دوم این پروژه، هتل سه‌ستاره و دفاتر اداری ساخته خواهد شد، خاطرنشان کرد: پروژه در سه‌طبقه ساخته خواهد شد، اما هتل ممکن است تا پنج‌طبقه بالا رفته و ساخته شود.
وی بیان کرد: فاز دوم پروژه، پس از پایان فاز یک ساخته خواهد شد که انتظار می‌رود ظرف دو تا سه‌سال به پایان برسد؛ البته افراد مشتاق، از قبل اقدام به پیش‌خرید واحدهای موردنظر خود خواهند کرد.
سیمون کرم یادآور شد: ما با وجود تحریم‌های ایران و مدت‌زمان زیادی که برای تملک‌ها و دریافت مجوزهای لازم از مقامات مختلف نیاز بود، علاقه و تمایل بسیار زیادی به این پروژه داشتیم و این اولین پروژه از نوع املاک و مستغلات است که شرکت ساختمانی «صاروج» در ایران اجرا می‌کند.
وی ادامه داد: این پروژه به لحاظ طراحی، موقعیت و کاربری فضاها، پروژه‌ای نمادین است؛ محصولات مختلفی در این مجموعه عرضه خواهد شد و در حین این‌که ما برندهای ایرانی را ترغیب می‌کنیم، برندهای بین‌المللی نیز به استفاده از این فرصت، تشویق خواهند شد.
سیمون کرم افزود: بی‌شک زمانی که ما مذاکرات و اجرای این پروژه را شروع کردیم، این مجموعه بزرگ‌ترین پروژه بود؛ اما اکنون چندین پروژه‌ی دیگر نیز در حال ساخت است، اما به عقیده‌ی من، باز هم این مجموعه بزرگ‌ترین پروژه در کرمان خواد بود.
مقام ارشد شرکت ساختمانی صاروج اظهار داشت: ما تمایل زیادی به سرمایه‌گذاری‌های آتی در بازار املاک و مستغلات ایران و به‌ویژه با هم‌کاری شرکت «تاوول» که شرکت مجرب در این زمینه است، داریم.
وی افزود: ما سرمایه‌گذاری در بخش گردشگری در شمال شهر اصفهان و هم‌چنین چندین پروژه‌ی دیگر به‌ویژه در بخش‌های نفت و گاز را بررسی و مدنظر قرار داده‌ایم که باید محقق شوند؛ برای مثال ما ساخت خط لوله انتقال آب از بندر عباس به کرمان و معدن آهن گل‌گهر در سیرجان را بررسی کردیم.
سیمون کرم با تاکید بر این‌که شرکت «صاروج» به سرمایه‌گذاری مشترک با شرکت‌های ایرانی و شرکت در مناقصه‌‌های بین‌المللی علاقه‌مند است، خاطرنشان کرد: ما، عمانی‌ها را به سفر به ایران و ایجاد روابط خوب و پایدار بین دو کشور و استفاده از منابع سرشار طبیعی و نیروی انسانی تحصیل‌کرده در این کشور تشویق می‌کنیم و هم‌چنین از ایرانیان می‌خواهیم تا فرصت‌های موجود در عمان را بررسی کرده و در این‌جا سرمایه‌گذاری کنند.
وی ابراز امیدواری کرد مراودات تجاری دوسویه بتواند ساخت خط لوله‌ی گاز بین دو کشور را تسریع کند.

An ‘iconic’ commercial complex is taking shape in the heart of an ancient city in the southeast of Iran with a multi-million-dollar investment from Oman.

The multi-purpose Sarooj Pars Complex is being developed adjacent to the old bazaar in Kerman with an estimated investment of $120 million, excluding the land price, said Simon Karam, director of Sarooj Construction Company, the prime developer.

The total built-up area will be around 60,000 suare metres, he said, adding that the company has partnered with WJ Towell in Oman.

“Currently, we hold a 50 per cent share and WJ Towell also holds a 50 per cent share,” Karamtold Times of Oman in an exclusive interview.

“There is a lot of interest from Omani investors who want to join us, and we do not mind squeezing ourselves to make room for others,” he added.

Municipality’s proposal

The project was proposed by the Kerman Municipality and the Mayor’s office, Karam explained, and added, “Practically, it is a joint project between them and our group.”

The ground-breaking ceremony for the project was held recently in Kerman and was attended by a number of officials, including Saud bin Ahmed al Barwani, the Sultanate’s ambassador to Iran.

“Like in other old cities in Asia, the heart of the city is getting congested. There is no parking or proper roads and infrastructure. So the municipality decided to acquire around 300 properties located on the site to pave the way for the development of the project,” Karam said.

Design

According to him, the project will help rejuvenate the historical urban texture of the city and will provide sufficient parking space and easy access to the older bazaar for local and foreign visitors.

The complex has been designed by the Iranian company ATEC in harmony with the local architecture and historical features of the city, Karam said, adding that a passageway will connect the new complex to the old bazaar.

Components

The first phase of the development will have several components, including parking space for 2,000 cars and a modern shopping mall composed of boutiques both for sale and rent, recreation areas, food courts, entertainment facilities and playground for children.

The estimated amount of investment in the first phase is $120 million, excluding the land price, but it depends on the inflation, which is high in Iran, Karam said.

He added that in the second phase of the project, a 3-star hotel and an office block will be constructed.

The complex will have three levels but the hotel’s height may go up to five levels, he explained.

The second phase will start after the completion of the first phase, which is expected to take two to three years, the official noted.

However, those interested will start booking their space soon, he added.

Interest in Iran

“We were very much interested in the project despite the sanctions on Iran and the fact that it would take a long time to clear the land and get the necessary permits from a number of authorities,” Karam said.

It is the first real estate project that Sarooj Construction Company is implementing in Iran, he noted, adding that it is an ‘iconic’ project in terms of design, location and use of space.

“A wide range of products will be available at the complex and while we encourage Iranian brands, international brands are also encouraged to use this opportunity,” Karam said.

He added, “When we started taking about this project and started to implement it, it was definitely the largest. Now, a number of other projects are coming up, but I still believe it is the largest in Kerman.”

Other projects

The senior official at Sarooj Construction Company also said that the company is keen to make further investment in Iran’s real estate market, especially given its partnership with W J Towell which has extensive experience in this field.

“We are considering investment in a tourist area north of the Iranian city of Isfahan and had considered a number of projects in other fields, particularly the oil and gas sectors, which are yet to be materialised,” he added.

“For example, we had looked at building a pipeline from the Iranian port city of Bandar Abbas to Kerman to GolGohar Iron Ore in Sirjan,” he said, adding that they also considered upgrading 46 fuel stations in Tehran.

Karam added that the company is also interested in forming joint ventures with Iranian companies and bidding for international contracts.

“We encourage Omanis to go to Iran given the good relations between the two countries and the stability, abundant natural resources, and educated human resources in Iran,” he said.

“We also encourage Iranians to explore the opportunities in Oman and make investments here,” Karam said, expressing hope that bilateral trade ties will get a boost with the construction of the gas pipeline between the two countries.
